Development & Construction Director is responsible for identification, feasibility analysis and negotiations of real estate transactions. Will work with outside council to create and execute lease contracts focusing on key variables to maximize the profitability (PL bottom line) of the store unit. Key variables include: base rent, tenant allowance, scope of LL construction work, protection from paying rent during the time that store cannot operate under unexpected/unforeseen circumstances, cotenant conditions, contract termination conditions. Will frequently be involved with store construction/infrastructure related project tasks as well. In addition, Development & Construction Director is responsible for architecture design, construction and maintenance of company’s facilities. Will also be responsible for obtaining and maintaining all necessary permits and licenses to keep the company’s facilities in compliance with ordinances. Will work with outside architect firms to create plans and manage construction projects. Will frequently be involved in communication with inter-departments that are associated with new store openings. Essential Duties: -Lead, plan, and participate site surveys for real estate selection. -Set up site surveys for executive management. -Prepare presentations for board approval on specific real estate deals. -Ensure the real estate transactions meet the financial and operating objectives and strategies of the company. -Work cross functionally with inter-departments (Construction, Compliance, Mechanics, etc.) during the store development process. -Ability to project manage design/architecture and construction. -Coordinate schematics with operations, planning, real estate, and LP team during the design and construction phase. -Value engineer to optimize the cost performance of company facilities. -Responsible for reviewing all construction and permitting related contracts and signing off on change orders. -Manage to obtain required licenses and permits in a timely matter for new store. -Manage to keep the licenses and permits of existing stores in good standing. -Examining the appropriateness of the amount relative to construction costs -Must be able to travel to domestic properties, approximately 2-3 trips per month -Other assignments that may be assigned from time to time from the COO or CEO.
This is an immediate hire position.

-2 days a week, -Working on National Holidays will be 1.5 times of your pay. -Paid Time OFF (10 Paid Vacation Days a year for the 1st year)
